Social Health Residence in Varese
Feasibility project for the construction of a new healthcare and social health facility in Varese, in the former industrial area (ex Tipografia Moria, Via Guicciardini 66). The intervention, developed according to BIM methodology, involved the complete redevelopment of the area through the demolition of existing volumes and the design of a new building intended to accommodate: 240 beds for Healthcare Residential Assistance (RSA) - 40 beds for Psychiatric Assistance - 10 beds for Therapeutic Rehabilitation Centre (CTR) for Minors.

Milestones
1. Urban planning analysis of the area, analysis of constraints, demolition plan for existing volumes.
2. Definition of clinical-management needs and functional endowments.
3. Drafting of the Functional Program and the distribution layout.
4. Preliminary architectural design according to BIM methodology.
5. Development of the technical-economic feasibility project.
6. Coordination of the design of external areas and supporting infrastructures.

Conclusions
The design carried out was a prerequisite for the sustainability analyses of the intervention, for defining the agreements among the parties involved in the operation (property owner, developer, future manager, and real estate fund), for the practices of changing the use of the lot, for requesting building permits, as well as being the first piece of a structure that officially came into operation during 2025.
